The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available. It is wise to start looking about a month before you wish to move, as the nicer properties are viewed and reserved quickly. Our tenancies are granted for a minimum term of 6 months.
Viewings will be arranged at times to suit you, including evenings and weekends, and you will invariably be accompanied by a member of staff, who can give advice and answer any questions you may have.
Once you have decided on a property, you will need to pay a referencing fee of £60 per adult, this will be forfeit if you decide not to proceed for any reason or you fail the referencing checks or if you fail to provide complete and accurate information in your application. Once satisfactory references have been obtained you will be required to pay a one off set up and Legal fee of £108 irrespective of the number of tenants residing in the property. A security deposit will be need to be paid and the tenancy agreement signed ready for move in. The security deposit is normally calculate as the rent plus £100, i.e a rent of £575 requires a security deposit of £675.
As a minimum we will require satisfactory references from your employer (or college), and a previous or current landlord. We may also require a personal reference, and sometimes a guarantor. In addition a credit check will be undertaken. We use the services of an independent referencing company to obtain and evaluate these references.
Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account.
A security deposit of a minimum of one month's rental plus £100.00 must be paid, and will be held by ourselves as stakeholders in a secure client account throughout the tenancy term. This is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.

Future Landlord Reference Fee: £20 (incl VAT) per reference request
If a new Tenant is to be added to the Tenancy Agreement the new tenant must be referenced at the current reference charge and the following charges apply for draw up of new Agreement re protect the deposit in the Protective Government Scheme with new Tenants details, update inventory and contact utility suppliers £100
OTHER FEES AND CHARGES
Lost Security items: £0 (incl VAT) plus item cost
Out of Hours Services: £35 per hour (incl VAT) plus any actual costs incurred
Unpaid Rent / Returned Payments: Interest at 4% above Bank of England Base Rate from date due plus £25 handling fee to cover rejected payments
Professional Cleaning (if required): £35 (incl VAT) per hour which will be deducted from the Security Deposit.
